What does it cost as a buyer to use an agent?

The compensation that a buyer’s agent receives typically comes from the seller’s proceeds. In other words, there is no cost for a buyer to use an agent in the majority of traditional agent/buyer relationships.

How will you tell me about the newest homes available?

The Multiple Listing Service website provides up-to-date information for every home on the market. D2 Home Group is constantly on the lookout for our clients and will ensure you receive the newest listings and information right away.

Can my agent give me information regarding properties from other companies?

Yes, if that other company is a member of Multiple Listing Service (MLS) – which most real estate companies are. For Sale By Owner (FSBO) properties are not listed in MLS so an agent likely would not be able to provide information regarding them. However, with a buyer agency agreement, your agent may be able to help you purchase a FSBO.

What if I find a property on my own?

You should contact your agent, and not the property owner or the agent listing the property. Having the address or the MLS number is very helpful and will assist your agent in gathering information regarding the property. This way you are fully represented as a buyer.

What type of information will my agent need from me?

After your Buyer Consultation, your D2 Home Group team member will need any type of information regarding the property you are looking for that is important to you. For example, number of bedrooms, garage size, price, location and number of bathrooms are common criteria. Other considerations include the school district, type of home (ranch, tri-level, etc.) and room sizes. Keep in mind that a search that is too specific may narrow your list of properties too much while one that is too broad may give you more properties to look at than you have time to go through!

What if I am unhappy and want to switch agents?

Let the first agent know that you are unhappy and the reasons why. See if you can work out the issues with them. If unable, tell the agent you no longer want to work with them and proceed to search representation better suited to your needs.

When is the best time to sell a house?

This answer depends entirely on your life circumstance! There are certain seasons that can be better for sellers and other times that are more beneficial for buyers, and the market depends on many factors. However, your motivation for selling will be the driving factor in determining the best time to sell your home. When consulting with the D2 Home Group, we will take every factor into consideration when establishing the best listing timeline with you and ensure that you get the most money for your home in the least amount of time.

What steps should I take to prepare my home for sale?

The expression “You never get a second chance to make a first impression” rings true when it comes time to sell a home. When preparing your home for the market, you must be sure that your home presents itself in the best possible light. Go through your home’s deferred maintenance list, decrease clutter throughout your home, consider cost-effective upgrades such as new flooring or paint, and ensure odors are non-existent. And of course, call the D2 Home Group for a complimentary walk-through of your home to get a comprehensive list of repairs or upgrades to maximize your market leverage.

How do you determine how much my home is worth?

At the D2 Home Group, we will complete a comprehensive comparative market analysis on your home, multiple times! A comparative market analysis, or CMA, is an in-depth evaluation of recently sold, pending, and active comparable homes in the past 3-6 months. A CMA isn’t a crystal ball that determines what a home will sell for, however, it is the best evaluation of a home’s current market value. D2 Home Group’s professionally completed CMA will take into account many features of not only a home but also the local area and neighborhood, which is the same process appraisers use when evaluating home values.

Does assessed value have anything to do with market value?

Your home’s assessed value is not the same as the market or appraised value. The assessed value of a home is used for the purpose of taxes in your local municipality. The assessed value of a home is multiplied by the local tax rate to determine what your yearly taxes are. The assessed value has no impact on how much your home is worth to a potential buyer in the marketplace.
